Terms of Service

Atalaya ("the Service") is a real estate investment intelligence platform that provides property scoring, market analytics, and opportunity alerts. The Service aggregates publicly available property listing data and applies proprietary algorithms to generate Opportunity Scores.

You must provide accurate information when creating an account. You are responsible for maintaining the security of your account credentials. You must be at least 18 years old to use the Service.

• Explorer (Free) — Limited access with restricted property views per week
• Basic (€49/month) — Access to top 10% scored properties, daily digest, up to 20 saved properties
• Premium (€999/month) — Access to top 1% scored properties, real-time alerts, unlimited saved properties, API access

Prices are in Euros and exclude applicable taxes. Annual billing offers a 20% discount. Subscriptions renew automatically unless cancelled.

Payments are processed securely through Stripe. By subscribing, you authorize us to charge your payment method at the beginning of each billing cycle. You may cancel at any time through the billing portal. Refunds for annual subscriptions are prorated.

You agree not to:

• Use the Service for any illegal purpose
• Scrape, copy, or redistribute our data or scores
• Share account credentials with third parties
• Attempt to reverse-engineer our scoring algorithms
• Use automated tools to access the Service beyond API limits

Atalaya does NOT provide investment advice. The Opportunity Score and all analytics are informational tools designed to assist your own research. They are based on publicly available data and algorithmic analysis, not professional financial assessment.

Property investments carry inherent risks. We strongly recommend conducting your own due diligence, visiting properties in person, and consulting with qualified professionals before making any investment decisions.

Atalaya is provided "as is" without warranties of any kind. We are not liable for any financial losses resulting from reliance on our scores, data, or analytics. Our total liability is limited to the amount you have paid for the Service in the preceding 12 months.

Property data is sourced from third-party portals and public records. While we strive for accuracy, we cannot guarantee the completeness or correctness of listing data, prices, or property characteristics. Scores are estimates based on available data and algorithmic models.

We may suspend or terminate your account for violation of these terms. You may cancel your subscription and delete your account at any time through the Settings page.

These terms are governed by the laws of Spain. Any disputes shall be resolved in the courts of Madrid, Spain.
